  • The gites at Le Village du Bois (La Salle des Fetes, La Lumiere Est, L’Etable, Le Poulailler, Le Bergerie and L’Annexe) are offered for holiday rental subject to agreement between John Eady (the owner) and the renter (the guests).
  • Rental period: Saturday to Saturday for all gites (although some flexibility may be available, particularly in low and mid-season).
  • Check in: earliest check-in 16.30 (latest check in 23.00).
  • Check-out: please check-out by 10.00 on day of departure, unless otherwise agreed.
  • Payment accepted in Sterling (UK online banking) or Euros (cheque drawn on French bank, direct bank transfer or cash). Please contact us for further details.
  • Price for rental (the charge) is for the number of guests specified by the renter, subject to the maximum stipulated by the owners; any extra guests arriving to stay in the gîtes unannounced will be charged a fee. No camping is permitted.
  • The charge is inclusive of water, electricity, gas, fuel and all bed linen. A supplementary charge for electricity usage may be levied for low season rentals. Guests are free to bring their own linen, but no reduction in the charge will be made. Please let us know if you wish to bring your own linen. [Please note: pillows are rectangular British-style].
  • Guests should complete, sign and return the booking form together with a 25% deposit. Following receipt, the owners will send a confirmation notice (by letter or email as appropriate). This constitutes formal agreement between guests and owners.
  • Provisional bookings will be held for up to seven bank working days to allow for postal/electronic receipt of the initial deposit.
  • The balance, together with the security/damages deposit (see below) is due not less than eight weeks before the start of the rental period. In the event of late payment, the owners reserve the right to cancel the booking, retain the deposit, and re-let the property. Any such cancellation will be given in writing. Bookings made within eight weeks of the start of the rental period must be paid in full at the time of booking.
  • A €500 (£400) breakages/cleaning (security) deposit is payable with the balance. (refunded within two weeks of date of your departure subject to possible deductions for damage, breakages, or additional cleaning above and beyond that covered by the cleaning charge. This will be returned by cheque drawn on a UK or French bank, or Euro/Sterling bank transfer, as per request).   • Confirmation is made on the understanding that the accommodation booked will be available for the dates specified. If, due to circumstances beyond our control, this is not possible, we will make a prompt and full refund of all money paid, and there will be no further claim against us.
  • In the event of the booking being cancelled or altered by reason of force majeure (which includes floods, storms, riots, strikes, wars, and Acts of God) or other events outside our control, we cannot accept liability. If you or any other person in the hire party falls ill while on holiday or for any reason has to return early, we cannot be responsible for any additional costs incurred, nor can any part of the charge be returned.
  • In the event of cancellation by the renter, the charges are as follows:
    • more than eight weeks before rental period begins, the deposit is non-returnable,
    • less than eight weeks before the rental period begins, no refund is made,
  • If it proves to be possible to re-let the property after cancellation, a full refund minus £100 / €150 administration fee will be made.
  • ALL guests MUST have or take out travel insurance including personal liability and/or provide an attestation de responsabilité civile.
  • Use of the accommodation and all amenities is entirely at guests’ own risk. (As noted in the details above; there are two small lacs on the site).
  • Guests’ personal belongings (including motor vehicles and bicycles) left in or around the property are entirely at guests’ own risk, and no responsibility can be accepted for loss or damage thereto.
  • We keep a stock of bicycles which can be lent to clients free of charge – at their own risk. (During busy periods it may be necessary to book these out).
  • Please report ALL breakages as soon as possible. A charge is not always levied, but we’d rather hear from you than find out for ourselves after your departure.
  • Guests agree to be considerate tenants, take good care of the property, and leave it as clean and tidy as they found it upon arrival. The owners reserve the right to make a deduction from the security deposit to cover cleaning costs (as per the note above), breakages or missing items.
  • An inventory of the equipment provided in each gite is provided to guests upon arrival along with details about site rules (i.e. pool opening and closing time etc.)
  • Any guest/guests deemed to be acting in a consistently unreasonable manner will be asked to quit the property.
  • Whilst every effort has been made to ensure that the description of the property and nearby facilities is as accurate as possible, we cannot accept any liabilities for changes beyond our control.
  • Should you have a complaint about the property, or should the items listed in the inventory not be correct, please report it to us as soon as possible so that we have the opportunity to deal with it. Complaints cannot be accepted after your departure.
  • No food, drinks, glasses (including bottles and cans), sharp objects are allowed within the fenced swimming pool area. Smoking is not permitted in the swimming pool area.
  • No linen is to be taken off the property.
  • The swimming pool conforms to French security requirements. Guests must ensure that the pool fence gate is closed when entering/leaving the pool area and when it is not in use.
  • Guests agree to take all precautions necessary to ensure the safety of members of their party and to avoid all dangerous activities within the property. Guests are responsible for ensuring that minors are supervised at all times.
  • Our properties do not have telephones but free Wi-fi is available. Urgent messages from friends, families and colleagues can be left with us in an emergency.
  • There is no smoking in any of the gîtes or associated areas (including terraces and the pool areas); if smoking away from the gites and associated spaces, please dispose of cigarette ends in a clean and responsible manner.
  • With the exception of registered blind dogs, pets are not allowed in/on our properties. If guests arrive with pets, the keys will not be handed over. If we subsequently discover an animal has been ‘smuggled in’, the security deposit will NOT be returned.
  • Please respect and show consideration for your surroundings and your neighbours.
